Commercial Roof Repair and Leak Detection in Shreveport, LA

Call and we will connect you with an independent local provider.
CALL NOW: (318) 287-8236A stained ceiling tile in a medical office, a bucket under a warehouse skylight, water running down the wall of a fellowship hall: commercial roof leaks rarely show up where the hole is. Call (318) 287-8236 and we will connect you with an independent licensed commercial roofing contractor who handles leak investigation and repairs across Shreveport, Bossier City and the surrounding parishes. Shreveport Commercial Roofing Pros is a referral service operated by Recover Profits Now. We do not perform repairs ourselves.
Why leaks are hard to find on flat roofs
On a low-slope roof, water that gets through the membrane can travel along the deck, the insulation or the top of a steel flute before it drips through a ceiling. The drip might be twenty or thirty feet from the entry point. Guessing leads to patching the wrong spot. A methodical roofer looks at the roof above the leak, uphill from it, and at every penetration and seam in between.
How contractors track down leaks
- Visual inspection. Seams, flashings, pitch pans, curbs, drains, coping and edge metal. Many leaks are at details, not in the open field of the roof.
- Probing seams. On welded membranes, a seam probe finds gaps that look closed.
- Interior tracing. Following stains, rust lines on deck and wet insulation from below where there is access.
- Moisture surveys. Infrared scans, often done in the evening as the roof gives off heat, or handheld moisture meters show where insulation is wet.
- Controlled water testing. Flooding or spraying one area at a time to see where water appears inside.
- Electronic leak detection. Some contractors use low-voltage or high-voltage testing to find breaches in certain membranes.
Common leak sources around Shreveport-Bossier
- Flashings around HVAC curbs, exhaust fans and plumbing vents
- Pitch pans that have dried out and pulled away
- Clogged drains and scuppers backing water up over flashings during a heavy downpour
- Open seams on older membranes
- Coping and parapet caps that let water into the wall
- Failing screws, laps and skylights on metal roofs
- Punctures from technicians, tools or wind-blown debris
- Cracked flashings where the building has moved
Rain here can be intense. The National Weather Service office in Shreveport lists an average of about 51 inches of precipitation a year and thunderstorms on roughly 57 days a year. When a lot of water arrives at once, any weak detail or slow drain gets tested.
What to do while you wait for a roofer
- Move inventory, records and equipment away from the drip and protect floors.
- Turn off power to anything electrical that is getting wet, and keep people away from soaked ceiling tiles.
- Photograph the interior damage and note when the leak happens: during every rain, only during wind-driven rain, or only when HVAC units run.
- Do not send staff onto the roof, especially during or right after a storm.
- Collect any roof drawings, past repair invoices and warranty paperwork.
Typical repair costs
Repair pricing depends on what is found. National cost guides and contractor pricing commonly fall into broad bands like these, but your building may differ:
| Repair type | Typical range |
|---|---|
| Leak investigation or service call | Often a few hundred dollars |
| Small seam, patch or flashing repair | A few hundred to a few thousand dollars |
| Re-flashing multiple curbs or a parapet run | Several thousand dollars or more |
| Replacing wet insulation in a section | Priced per square foot after a moisture survey |
Ask whether the service call fee is credited toward the repair, and whether the contractor provides photos of the problem and the fix.
When repair stops making sense
One leak at one curb is a repair. Leaks in many bays, a large share of wet insulation, or a roof that needs a service call after every storm usually point to restoration or replacement. A good contractor will show you the evidence: photos, moisture survey results and core samples. Our maintenance program guide explains how regular inspections catch problems while they are still small.
How long repairs take
Simple repairs are often completed in one visit, sometimes the same day as the investigation. Larger repairs may need materials ordered. After a widespread storm, every roofer in the area gets busy, so call early and ask about temporary measures to stop water while you wait.
Repairs in Shreveport-Bossier: local specifics
Storm history. The National Weather Service office in Shreveport lists a December 3, 1978 F4 tornado in Bossier City and an April 3, 1999 F4 that tracked from north Shreveport through Benton. More often, the damage comes from straight-line winds and hail: severe storms on June 16, 2023 left more than 122,000 SWEPCO customers still without power three days later, according to KSLA. After widespread storms, roofers book up fast, so ask about temporary dry-in while you wait.
Freeze leaks. In February 2021 Shreveport hit 1°F and stayed below freezing for several days. Hard freezes can split rooftop condensate lines and piping, and water from those can look like a roof leak. A good investigation rules them in or out.
Medical and occupied buildings. Clinics and offices near the large hospital campuses on Youree Drive, Bert Kouns Industrial Loop and in Bossier City cannot simply close for a repair. Ask how the contractor protects ceilings, controls odors near air intakes and schedules noisy work.
Permits for repairs. Small repairs and large re-roofs are treated differently. Ask the contractor whether your scope needs a permit from the Shreveport or Bossier City office under Louisiana's 2025 roof permit law.
Questions to ask about a repair
- What exactly caused the leak, and can I see photos?
- Is the repair permanent or temporary?
- Does this repair affect my existing manufacturer warranty? Many warranties require repairs by an authorized contractor.
- Are there other problem areas I should budget for?
- What does the repair warranty cover, if any?
Checking a contractor before you sign in Louisiana
- State license on larger jobs. The Louisiana State Licensing Board for Contractors (LSLBC) requires a commercial license for commercial projects valued at $50,000 or more, counting labor and materials. Roofing falls under the board's "Roofing and Sheet Metal, Siding" subclassification of Building Construction, and a contractor may also hold the broader Building Construction classification. Ask for the license number and look it up on the LSLBC website. A contractor's name on a truck is not proof of a license.
- Small apartment buildings. For buildings used mainly as residences with up to four units, the LSLBC says roofing work of $7,500 or more requires the Residential Roofing or Residential Construction classification as of August 1, 2026. Owners of duplexes and fourplexes should ask which license covers their job.
- Permits. The LSLBC says Act 239 of 2025 requires permitting and inspection of roof construction and reroofing on residential and commercial structures for projects beginning on or after August 1, 2025. Inside Shreveport the permit comes from the city's Division of Permits and Inspections at Government Plaza; in Bossier City it comes from the Permits & Inspections Division on Benton Road. Ask the contractor to pull the permit in the contractor's name and schedule the inspections. Our guide to commercial roof permits and codes in Shreveport and Bossier City has the details.
- Insurance. Request certificates for general liability and workers' compensation, sent straight from the insurance agent, not handed over as a photocopy.
- Everything in writing. System, thickness, insulation, attachment, flashing details, how hidden damage is priced, payment schedule, warranty terms and cleanup.

CALL NOW: (318) 287-8236Frequently asked questions
Why does my roof only leak in some storms?
Wind-driven rain, heavy downpours that back up drains, or water entering through walls and coping can cause leaks that appear only in certain conditions. Note the pattern for your roofer.
Can a roofer find a leak if it is not raining?
Often yes, through inspection, seam probing, moisture surveys and controlled water testing.
Will repairing my roof void the warranty?
It can if the warranty requires an authorized contractor. Check the warranty terms and tell the roofer about it before work starts.
